The calculator below will display the estimated tax impact of the Shaker Lane School project based on the FY25 property value you enter.  The calculated amounts shown are the estimated tax impacts for years 1 -20 (FY30 to FY49) based on the current information about the project that is available.  The calculator makes assumptions to project property values based on historical data.  This is simply an estimate based on current economic conditions and historical property data.   

As project details change, the calculator will be updated to reflect the new information.  Please note that this is only an estimation tool.  Your tax bill will vary depending on your specific situation, the final cost of the project and actual values at the time of the assessment.  

Important factors to note .... 

  1. Cost information is based on the final project cost data, as of August 27, 2025, is $98,079,951.  MSBA grant funding has been finalized at $38,192,408.
  2. Property value data is current data from FY25.  The calculator estimates future property values using actual historical data for the Town.  As actual property values change each November, the estimated tax impact will change as the cost is spread out over a larger tax base.  
  3. The estimate shows both the single tax rate and the split tax rate utilized by the Town.  The split tax rate assesses less to the residential taxpayer and more to the commercial taxpayer.  The split is determined each fiscal year by the Select Board.  This calculator utilizes the split selected for FY25 for all years.
  4. The calculated tax does not include the Community Preservation Act (CPA) 1% surcharge and only calculates the tax associated with the Shaker Lane School.  This amount is in addition to the normal property tax bill.
  5. Tax impacts decrease each year as principal payments are made on the bond.  The tax goes away when the bond is paid off in FY49.
  6. This calculator provides tax estimates starting in FY30 when the permanent bond for the project will be issued (estimated March 2029).  Prior to FY30 the Town will borrow funds on a short-term interest only basis starting in early 2026.  The tax impact in these years (FY27 - FY29) is estimated at approximately $400 in each year on the average single-family home.
  7. This calculator assumes a contribution from the Town's Debt Exclusion Stabilization account that effectively reduces the impact of the excluded debt to the taxpayer.  The Select Board, Finance Committee and School Committee have agreed on ongoing funding of the Debt Exclusion Stabilization account for this purpose.
